1. Service Provider

The Onlyrooms website is owned and operated exclusively by Cardu's Residenze & C. S.R.L. Unipersonale.

Onlyrooms provides an online booking service for rooms and accommodation properties managed directly or indirectly by the Company.

2. Scope of Service

These General Terms and Rate Conditions govern the reservation, payment, and provision of accommodation services bookable through the Onlyrooms website.

By placing a booking and making a payment, the customer declares to have read, understood, and fully accepted these terms and conditions.

3. Bookings and Nature of Payments

A booking is considered confirmed exclusively upon receipt of full or partial payment, as specified during the online booking process.

Any advance amount paid at the time of reservation is deemed a confirmatory deposit (caparra confirmatoria) pursuant to Art. 1385 of the Italian Civil Code.

The customer is required to provide accurate, truthful, and complete personal information. The Company shall not be held responsible for service disruptions resulting from incorrect or incomplete data provided by the customer.

4. Rates and Prices

All rates displayed on the Onlyrooms website are expressed in Euros (€) and include VAT unless stated otherwise.

Tourist taxes imposed by the Municipality of Cagliari are not included in the room price and must be paid directly at the property, unless specified otherwise.

Prices may vary based on seasonality, availability, length of stay, and promotional policies.

5. Payment Methods

Payments are processed using the methods indicated on the website (e.g., credit card, electronic payment systems).

The customer authorizes the Company to charge the total amount due according to the conditions of the selected rate.

6. Cancellation and Modification Policies

Cancellation and modification terms vary according to the selected rate and are clearly stated during the booking process as well as in the summary box of these terms.

In the event of a cancellation outside the permitted terms, or in case of a no-show, the Company reserves the right to retain the confirmatory deposit or the applicable rate amount up to 100% of the total reservation cost as compensation.

7. Check-in and Check-out

Unless stated otherwise in the booking confirmation:

• Check-in: from the time specified in the booking confirmation.
• Check-out: by the time specified in the booking confirmation.

Guests are required to comply with the communicated schedule. Any requests for early check-in or late check-out are subject to availability and may incur additional charges.

8. Property Rules

The customer agrees to:

• Use the room and common areas in a respectful and proper manner;
• Comply with the internal regulations of the property;
• Be held liable for any damage caused to persons, property, or facilities.

Hosting unregistered guests without prior authorization is strictly prohibited. The Company reserves the right to terminate the stay without refund in the event of severe misconduct or violation of property rules.

9. Liability

The Company shall not be liable for:

• Theft, loss, or damage to personal belongings of the customer that were not handed over for safekeeping;
• Service disruptions caused by force majeure (e.g., natural disasters, interruptions of essential utility services beyond the Company’s control).

10. Personal Data Processing

Personal data provided by the customer is processed in compliance with applicable regulations on personal data protection (EU Regulation 2016/679 – GDPR). For further information, please refer to the Privacy Policy available on the Onlyrooms website.

11. Applicable Law and Jurisdiction

These Terms and Conditions are governed by Italian law. Any dispute arising under these conditions shall fall under the jurisdiction of the competent Court provided for by applicable law, without prejudice to mandatory consumer protection provisions.

12. Acceptance of Terms

By confirming the reservation and completing the payment, the customer acknowledges having read, understood, and fully accepted these General Terms and Rate Conditions.
